Can I Ask the Seller to Install an EV Charger?

This is a question more buyers are asking — and the short answer is: yes, and it's a reasonable request.

✅ How to Ask for an EV Charger in a Real Estate Transaction

Include it in your inspection request or purchase contract addendum. You can ask for a seller concession (cash toward closing costs) equal to the charger installation cost, or request the seller install a specific 240V/50A outlet in the garage before closing.

Get an electrician quote first. Before making the request, know the cost. A $900–$1,400 quote for a standard install is very reasonable to include as a seller concession — it's a fraction of a typical closing cost request.

Frame it as a closing cost credit. Rather than asking the seller to manage the project, request a credit toward closing costs. You handle the installation after closing with your preferred electrician. Sellers almost always prefer this approach.

It's a stronger ask in a buyer's market. In a competitive market with multiple offers, this request may not fly. In a normal or buyer's market, a $1,000–$1,500 credit for EV charging is a very reasonable negotiating point.

Work with an agent who knows how to negotiate this. Not all agents are comfortable asking for creative concessions. The right agent will know exactly how to frame this request to make it easy for the seller to say yes.
