- Hide the trash can. Move it to the garage or a closet for the shoot.
- Clean the sink until it shines. No dishes, no sponge, no soap bottle visible.
- Add a simple centerpiece โ a bowl of fresh fruit or a small plant on the island.
Bathrooms
- Remove all personal items from counters, showers, and tubs โ toothbrushes, razors, medications.
- Put out fresh white towels, neatly folded or rolled. This signals luxury and cleanliness.
- Close the toilet lid. Always.
- Add a small plant or candle for a spa-like touch.
Bedrooms
- Make beds with clean, crisp bedding. White or neutral tones photograph best.
- Clear nightstands โ one lamp, maybe one book. That's it.
- Remove visible cords and electronics. Tuck them behind furniture.
- Open curtains and blinds fully to maximize natural light.
Living Areas
- Fluff and arrange pillows. Add a neatly folded throw for warmth.
- Remove personal photos and children's artwork. Buyers need to picture themselves here.
- Turn on all lamps โ even during daytime shoots. Layered lighting photographs beautifully.
- Style the coffee table โ a design book, a candle, a small plant.
Exterior & Curb Appeal
- Move all vehicles out of the driveway and street. We want a clean shot of the home.
- Put away trash cans, hoses, and yard tools.
- Mow the lawn and trim edges the day before the shoot.
- Turn on exterior lights โ the photographer may shoot at twilight for dramatic effect.
